The following are just a few of the things we go over during our inspections:

Air Conditioning Inspection Includes:

  • Check the refrigerant charge including suction line pressure and liquid Line pressure
  • Take the TD across the coil including return air temp and supply air temp
  • Look for signs of a refrigerant leak
  • Test the capacitors
  • Look at the contactor
  • Test the incoming line voltage
  • Inspect the wiring
  • Test the relays and switches
  • Test the pressure switches
  • Blow out the drain line
  • Check all motor amperages
  • Inspect the equipment disconnect
  • Remove leaves and debris
  • Rinse the condenser coils
  • Check the drain for proper fall
  • Proper float switch operation
  • Check the secondary drain pan
  • Inspect the evaporator coil
  • Look at the return air filter
  • Check operation of the thermostat
  • Inspect the duct system
  • Insure there are no code violations
  • Check IAQ products

Gas Furnace Inspection Includes:

  • Clean and/or check the gas burners
  • Check the igniter for proper resistance and function
  • Clean the flame sensor/thermocouple
  • Check the blower motor amps and speed
  • Evaluate the temperature rise
  • Inspect the heat exchangers
  • Check for proper combustion
  • Clean out and inspect the pressure switch tubing
  • Evaluate the pressure switch operations
  • Make sure that the flue gasses are venting properly
  • Test all of the limit and roll out switches
  • Inspect the gas pipe plumbing
  • Set manifold gas pressures
  • Check the gas input rate
  • Inspect all of the wiring
  • Make sure that there are no code violations
  • Check the safety interlock switch
  • Test the combustion fan motor and check amps
  • Make sure that there is proper combustion air
  • Inspect the duct system
  • Perform a carbon monoxide test
  • Check IAQ products

Heat Pump Inspection Includes:

  • Check the refrigerant charge
  • Check the temperature rise across the coil
  • Inspect the coils for cleanliness, leaks, or deficiencies
  • Test the defrost cycle
  • Make sure the reversing valve is working properly
  • Test the auxiliary heat staging
  • Check the emergency heat operation
  • Test and inspect the thermostat operation
  • Check the capacitors
  • Inspect the contactor switch
  • Test the relays, switches, and control board
  • Perform a visual check for refrigerant leaks
  • Test the fan motor amperage
  • Check the filtration system
  • Test the compressor motor amperage
  • Tighten the electrical connections
  • Observe the circuit breaker sizing
  • Insure proper insulation on the refrigeration lines
  • Test the incoming line voltage
  • Test defrost Cycle
  • Test the pressure switches
  • Insure that there are no code violations
  • Check the duct system
  • Check IAQ products

Plumbing Inspection Includes:

  • Inspection of all exposed gas lines for leaks
  • Water pressure checks in piping and fixtures
  • Inspection and flush of Water Heater to ensure proper operation and efficiency
  • Inspection of all exposed and under the sink piping for leaks or corrosion
  • Inspection of all bathroom water/plumbing fixtures for proper operation
  • Inspection of all kitchen water/plumbing fixtures for proper operation
  • Inspection of all laundry water/plumbing fixtures for proper operation
  • Inspection of all sink and sewer drains for proper drain flow
  • Inspection of emergency shut-off valves for proper operation
  • Inspection of outdoor Hose Bibbs
  • Inspection of Water Softener and any water treatment systems to ensure proper calibration and efficiency
